13th Floor Investments acquired Chevron MiMo, a 0.53-acre parcel improved with a 4,000 a/c square foot operating gas station, convenience store, and car wash, in June 2011. The property sits on a well-located corner at the entrance of the rapidly evolving historic sub-market, MiMo District, in Miami, Florida. The property was leased to a single, high-quality credit tenant under a 5-year NNN lease set to expire in 2021. 13th Floor then negotiated and executed a 15-year, market rate lease extension. After marketing the property sale and obtaining offers, the tenant chose to exercise their right of first refusal, closing on the property in April 2022.
