In June 2011, 13th Floor entered into a joint venture with Key International to purchase NoBe Bay, which is located on 1.4 waterfront acres at 6700 Indian Creek Drive in Miami Beach.

In September 2011, 13th Floor acquired a foreclosure judgment related to Bristol Pines, which is a 289-unit community in Naples, FL. At the time of closing, the remaining inventory consisted of 13 town-homes and 133 vacant developed lots.

In May 2011, 13th Floor purchased Sabal Palm South, which is situated to the immediate south of 13th Floor's Sabal Palm North property. Like Sabal Palm North, the site benefits from excellent visibility along Commercial Boulevard and the Florida Turnpike.

In December 2010, 13th Floor purchased a partially improved 54 acre development site in Southern Miami-Dade County. The project is located in the Homestead submarket and is situated at the intersection of SW 248th Street and the Florida Turnpike.

In April 2009, 13th Floor Investments purchased the mortgage and note secured by Orchid Grove, an awarding winning master planned community located in Pompano Beach, FL.

In October 2009, 13th Floor Investments acquired a note from Regions Bank collateralized by a partially completed luxury waterfront residential community consisting of 27 townhomes and 12 single family homes and a marina located in Dania Beach, Florida.

In May 2009, 13th Floor established a stand-alone division to acquire and manage distressed single family, townhome, and condominium product throughout Miami-Dade and Broward Counties.

In May 2009, 13th Floor acquired a note from Banco Popular collateralized by an intact, seven-story, 60-unit, multi-family apartment building located in the Little Havana neighborhood of Miami, Florida.
